Why Kincaide

Dearborn houses, roofs you can see

Much of Dearborn was built between the 1920s and the 1950s. That means solid brick houses with steep roofs, chimneys, dormers and finished upstairs rooms, many of them on their third or fourth roof by now. Under the shingles we often find board decking, an old layer or two that was never torn off, and attics with very little ventilation.

Those details matter when you are deciding what to do. A roof laid over another roof hides soft boards. A finished half story with no airflow is the classic setup for ice dams. A brick chimney with tired counterflashing can drip into a wall for years before it shows on a ceiling.

So we don’t ask you to take our word for it. Scott, the owner, walks the roof with you, and the crew photographs what they find: the old layers, the decking, the flashing, the new underlayment and the finished ridge. If there is rot or a hidden leak, you see the picture before we go further. At the end of each day the yard and driveway are cleaned up and you get a short briefing on what was done and what comes next.

Roof rejuvenation

Not ready for a new roof? Rejuvenate it.

As asphalt shingles age they lose the oils that keep them flexible and waterproof, so they turn brittle, crack and shed granules. A full replacement isn’t the only fix. Our rejuvenation treatment is a safe, bio-based product that restores those oils and extends the life of a sound roof by up to 5 years per application, and up to 15 years with repeat treatments.

It costs a fraction of a replacement and takes a single visit. We’ll tell you honestly whether your roof is a candidate: if the decking is soft or the shingles are already failing, replacement is the right call.

Warning signs

When to call a roofer

Michigan winters, ice dams and summer storms are hard on Dearborn roofs. These are the signs not to ignore.

Stains on ceilings

Brown rings or bubbling paint mean water is already past the shingles.

Inspect before it spreads

Curling or missing shingles

Wind lifts tabs that have lost their seal, and the next storm takes them.

Often a quick repair

Granules in the gutters

Shingles shedding grit are drying out and losing protection from the sun.

Rejuvenation candidate

Ice dams every winter

Icicles and ice along the eaves point to heat loss and missing ice and water shield.

★★★★★
“Kincaide did a phenomenal job fixing up my garage roof and siding. They also cleaned up the area after so my dog wouldn’t get hurt. Everytime there was any issue found during installation, they provided picture evidence. They also were the best cost when compared to other companies. Highly recommend.”

Serving Dearborn

Roofing across Dearborn, east to west

From the streets off Warren Avenue to the neighborhoods near Ford Road and Michigan Avenue, Dearborn is a short drive for our crews.

Dearborn stretches from the Detroit border on the east side to Dearborn Heights on the west, with the Southfield Freeway and Telegraph Road running north and south and the Rouge River winding through the middle. Most of the homes are older, close together and full of character, which means steep pitches, tight driveways and roofs that need careful work around chimneys and dormers.

The weather is the same everywhere in the city: freeze-thaw cycles, heavy snow, ice dams at the eaves and summer storms with wind and hail. Every roof we build or repair is planned for those conditions.

East Dearborn bungalows

Brick bungalows and story-and-a-half homes with steep roofs, dormers and finished attic rooms.

West Dearborn colonials

Colonials and Tudors with complex rooflines, several valleys and brick chimneys to flash.

Post-war ranches

Lower-slope ranch homes where shingles bake in the sun and attic ventilation is often short.

Roofing questions

Roofing questions from Dearborn homeowners

Straight answers. Still have a question? Call and talk to a roofer.

Do I need a permit to replace my roof in Dearborn?
Check with the City of Dearborn building department for the current permit requirements for your address. We can tell you what parts of the job they are likely to ask about, such as tear-off and decking work.
My Dearborn house may have more than one layer of shingles. Is that a problem?
It is common on older Dearborn homes. Extra layers add weight, hide soft decking and keep new shingles from lying flat. On a replacement we tear off down to the decking so we can see and photograph what is underneath.
Is the roof inspection really free?
Yes. We inspect the roof, photograph what we find and give you a written estimate at no cost and with no obligation.
Should I repair, rejuvenate or replace my roof?
It depends on the shingles and the decking under them. Isolated damage is a repair. Shingles that are drying out but still sound are often good candidates for rejuvenation. Widespread failure or soft decking means replacement. We show you photos and explain the options.
Do you help with insurance claims after a storm?
We inspect and photograph storm damage and give you a detailed scope to share with your insurance adjuster. Coverage decisions are up to your insurer.
Do you offer financing?
Yes. Qualified homeowners can get 25 months same-as-cash on a full roof replacement with approved credit, and credit scores as low as 550 are considered. Ask during your inspection.
